How to Compare Multiple Offers

Multiple offers are a great problem to have, but still a problem to solve. The biggest number on the page isn’t automatically the best deal, so it helps to judge every offer on three fronts:
  1. Certainty: How likely is this offer to actually close? A cash buyer removes financing risk entirely. For financed offers, look at the strength of the pre-approval and the size of the deposit. A buyer with real skin in the game is less likely to walk away.
  2. Conditions: Every condition, from inspection to appraisal to the sale of the buyer’s current home, is a door the deal can exit through. Fewer conditions mean a smoother ride, so in some cases, a slightly lower offer with a cleaner contract can outshine a higher one loaded with escape hatches.
  3. Convenience: Does the timeline fit your plans? A buyer who can close on your schedule, or offer flexibility on possession while you arrange your next move, is bringing value that doesn’t show up in the offer price.

When the offers stack up, we can review them side by side and weigh each one against what matters most to you.
